What can this property really offer?

Transactions & development

Before a purchase, sale or repositioning, a property’s current use alone does not determine the next project idea. Another question often takes centre stage: which change can be pursued through design — and what needs to be clarified before it can support a sound decision?

A technical and design assessment therefore does not begin with a blanket judgement about the property. It starts with your specific question.

Describe the objective first

Is an existing use to continue, a building to be converted or an alternative use to be examined? Is the task a purchase, preparing for a sale or further developing a property already held?

This distinction helps align the scope of investigation with the decision. Not every available piece of information matters equally for every next step. Conversely, a crucial open question must not be lost behind a general description of development potential.

Separate existing information from assumptions

Which plans, descriptions and other property documents are actually available? Which information is up to date? Which statements are still based on assumptions?

A well-presented design status makes this difference visible. An unconfirmed assumption about an existing building should not convey the same certainty as information checked for the agreed purpose.

Where documents are missing, we identify the open questions and establish which information your next decision requires.

Bring together the relevant specialist questions

Architecture, structural design and engineering, building services, fire safety, building physics and external works can make different contributions depending on the project. A change of use or conversion should therefore not be assessed from only one specialist perspective.

As an integrated design practice, we can bring together the disciplines required for the agreed task. We commission and coordinate additional specialist design that is not provided in-house within the agreed scope.

Describe possibilities without anticipating the results

A design option can indicate a direction to pursue. However, it does not automatically answer every technical, regulatory or financial question.

The presentation should therefore identify the underlying information, the specialist questions examined and the further steps required. This makes clear which findings you can use to support your next decision.

Equally, a technical and design assessment is not automatically a market valuation. It provides information that can contribute to your own investment, sale or financing assessment, but does not replace that assessment in full.

Consider costs and deadlines in relation to the design stage

Before a binding design commission, it must be established which scope of services is actually needed. An outline development approach, a specifically defined design commission and a construction quotation are different starting points.

In our integrated design model, costs and deadlines for the agreed design services are recorded in the contract for work and services. The subsequent construction services and their prices are agreed separately with the contractor carrying out the work.

A useful presentation of results

We agree the scope in advance when preparing an assessment of your specific question. A structured presentation can bring together the objective pursued, the documents used, the design possibilities considered and the open points.

The appropriate format and level of detail depend on the commission. What matters is that you can see which statements are already supported and which decisions still require further investigation.

From assessment to development

If you decide to proceed with further development, we can take on the subsequent integrated design. This builds on the questions previously addressed, rather than starting the design afresh without reference to the findings already obtained.

Tell us about the property, your next decision and the questions you want to clarify to make it. Together we develop the appropriate scope for investigation and design.
